The allure of a new job or transfer is an exciting time. Perhaps you need to move near an aging parent or new family member. Whatever the reason, there are times when you may find yourself looking for a home long-distance. While the situation isn’t the most ideal, it is doable with the right approach.

Hire a Realtor
Since your house hunt will be done mostly over the phone and internet, you’ll want to get help from a buyer’s agent who is familiar with the area. While any licensed real estate agent can technically sell you a home, buyer’s agents are familiar throughout the entire buying process. Interview several and hire one that makes you feel comfortable.

Take a Quick Trip
While you may not have the initial luxury of hunting for a home in person, you can try to plan a quick weekend. If possible, do this in order to narrow your search. Location is key when buying a home, and getting to know the area is half the battle. Work with an agent and allow them to show you the community. If you have personal connections in the new location, consider recommendations from them as well. Ask about traffic, schools, shopping, medical facilities and other essential factors of relocation. As you get to know the area more, your search will become easier.

Your Search Criteria
Understanding exactly what you want in a home is important. Remember, you’re going to rely on an agent to help gather your hit list. Start by writing down all items that you need and want. Weigh them in order of importance. Items like location and square footage of a home are things that are pretty standard. However, don’t hesitate to share other deciding factors with your agent, as they will need to know as much as possible. Get as detailed as you need.

Prepare Your Own Search
Your agent should be able to set you up with a detailed MLS (Multiple Listing Service) search. If not, there are plenty of tools on the market that can help. Set-up detailed search criteria and set your email up to receive daily updates. This way, you’ll be notified when prices change or if a new home comes on the market.
