Lower Hermosa

Home to classically beautiful houses built right on the sandy beaches of La Jolla.

Welcome to Lower Hermosa

The exclusive neighborhood of Lower Hermosa in La Jolla is a highly coveted area. One of the premier locations in all of La Jolla, Lower Hermosa is home to classically beautiful houses built right on the sandy beaches of La Jolla, making for the ultimate California experience. Lower Hermosa is located south of world-famous WindanSea Beach, north of Bird Rock and west of La Jolla Boulevard. Camino de la Costa, also known as “the Street of Dreams”, runs parallel with the ocean and is a major tourist attraction. People come from all over to gaze at the amazing homes built on the water, with gorgeous views of the Pacific. The homes in Lower Hermosa have sweeping coastal and surf views for miles. The scenic cliffs and sandy beaches are within easy reach and no doubt add to Lower Hermosa’s appeal.

The neighborhood of Lower Hermosa has 260 homes in the entire residential neighborhood and has some of the most stunning views on the entire California coastline.

Lower Hermosa Lifestyle

Known, like Muirlands, as “Olde La Jolla”, Lower Hermosa has no restaurants or shops but is within walking distance to the quaint district of Bird Rock. Lower Hermosa is simply about gorgeous homes and stunning views. Take a drive on “The Street of Dreams” (Camino de la Costa) in Lower Hermosa or enjoy a stroll along the sandy beach. You will often find families out walking their dogs and outdoor enthusiasts jogging or biking. Lower Hermosa is great for surfing and fishing as well (one of my client whose home I sold in 2011 for $10.8 million, used to regularly fish off her rocks!) Lower Hermosa is indeed a highly sought-after neighborhood in La Jolla because of its older and more classic residences. The clean, pristine, and well manicured neighborhood is perched above the Pacific Ocean and commands a heavier price tag for homes due to the views, the ambiance of the neighborhood and the location. Lower Hermosa boasts elegant homes and traditional architecture. There are service alleys in the neighborhood which means many of the garages are off an alley at the rear of the home. This makes walking in this area a treat with no garage doors or driveways to break up the lovely streetscapes. It is walking distance from the newly landscaped village of Bird Rock, with its European style roundabouts, and one of the best beaches in the world – Windansea Beach. Historically, Lower Hermosa has always been approximately 30% higher in value when compared with its adjacent neighborhood, Upper Hermosa.
